The completions process, as we have explained before, involves both buyer and Tecnicil having to jump through certain hoops at certain times. What we have explained clearly several times is that if a buyer simply does not complete then we have to begin reducing the compensation. It is VITAL that you communicate with us at Tecnicil. We have seen that it is not always very efficient to limit yourself to writing to the lawyers. They have their hands full and may not communicate with Tecnicil in a timely fashion.
As the resort is now ready and 99% of the units have been released for snagging, all clients who have purchased with us and intend to complete should be in dialogue with us regarding this. Once the compensation levels begin to reduce they can not be put back.
So if you have issues that you feel have to be resolved BEFORE deeds you need to contact us urgently so we can discuss this with you.

hi i have purchased on canna and piad in full on time in 2009,i have e mailed all concerned and have not recieved a penny compensation... why is this ... who am i supposed to e mail next to get this resolved ... my compensation is now 18 months overdue and it would be fair to expect it with interest

ReplyDeleteI have been urgently trying to get your attention for approx 8 months with promises from you to work with me on the completion process but no action from you other than to reduce my compensation by €5,000 so far. It is not fair to reduce compensation under this scenario.

We still have no ETA on the rental payments. As to Tecnicil behaving like MRI, it's touch to know what to say. Clearly we have missed every deadline possible and have reducd staff to a level that makes customer service almost impossible.

Ok, why does Tecnicil not pay the compensation as the contract states? This appears to be a thorn in everyone's side. Essentially Tecnicil's cashflow has dwindled to nothing. Any money from completionson Vila Verde is taken by BES - Tecnicil can not even touch it. This leaves the only means of income for Tecnicil come from other activities in Cape Verde, such as the sale of land in Praia and other parts of Santiago island.
ReplyDeleteThe 28 day compensation issue should have been explained, I imagine. They just shifted policy and then expected the commercial department to communiicate this shift in policy. It was ham fisted although the attitude is that the clients will understand that they should be happy to get less than they are entitled to as oppose risk not getting their apartment if they don't complete.
This is similarly true of the rental return. No one has been paid yet the idea is that we shall communicate on a case by case basis that the outstanding monies will be paid out next year! So we have refused to do this and the silence builds while the money is not paid over.
It appears everyone has given up bothering to write anything on here as it never gets you anywhere. When Tecnicil do bother to respond, it all lies.
